Toronto’s Liberty Village has evolved since the mid-2000s from an industrial hub into a sought-after neighbourhood blending heritage fabric with new development.
First Capital Realty engaged Kasian to design Fuzion Condominiums, a 14-storey mixed-use development with residential units above retail and a three-level underground garage for 200 vehicles. Located on the north edge of Liberty Village, the project integrates with its surroundings while establishing a distinctive new landmark.
The design approach focused on a vibrant, well-integrated building that met demand for residential and commercial space while offering sustainable features. Accessibility was central, ensuring residents and the public could benefit equally from Fuzion’s amenities. The site also formed Phase 1 of a larger urban strategy that introduced Joe Shuster Way and was accompanied by Phase 2 mixed-use projects Kings Club and King High Line.
Fuzion contributes to the community through large-format retail, bike paths, linear parkland, dog-walking areas, and a series of courtyards and rooftop terraces. These elements create a strong civic presence along Joe Shuster Way and support urban connection.
The building provides views to historic landmarks such as the Barrymore Building and the King Street underpass, while minimizing shading and light impacts on neighbours. Sustainable design measures include a south-facing retail frontage that supports passive solar heating, ample daylighting, geothermal heating and cooling, and extensive green roofs that cover 60% of the roofscape. The project achieved LEED Silver certification and delivers significant operational cost savings.
Fuzion has become a neighbourhood landmark that balances residential, retail, amenity, and public space, reflecting Liberty Village’s transformation into a thriving mixed-use community.
